Pacific Coast Appraisal Service
Pacific Coast Appraisal Service was founded in 1993 by Matthew D. Eshoo. During this period of time the real estate market was experiencing a major slump and the number of real estate appraisers had declined in the state by 50% over a 24 month period. It was a difficult time to start a business in appraisal. The strong educational background and experience gave Mr. Eshoo an advantage in this market. In addition, the commitment to customer service was the foundation of this company. The slumping market made appraisals difficult, due in part to the lack of comparables and declining values. It took
more time and energy to complete assignments.
Furthermore, the industry was changing and appraisers’ now
faced tougher standards and regulations than in years past.
State licensing was required for all appraisers’ involved in
any federally regulated transactions.
Since most appraisals involve a loan from conventional lender,
nearly 99% of all appraisers remaining in the business became licensed.
Licensing was divided into three categories, Trainee, Licensed
and most importantly Certified. Since
many of the appraisal assignment during this time were difficult,
Certified Appraisers were in high demand.
However, only 20% of the appraiser’s in the state were
Certified General Appraisers and able to take on the most difficult
assignments. This percentage
was even lower in As
years past, the company began to grow and the demand for appraisals from
Pacific Coast Appraisal Service increased.
Mr. Eshoo trained several appraisers over the year but in 1998
the company made its most significant step forward with the addition of
Mr. James Sweet. Mr. Sweet
was new to the real estate business but wasted no time in taking
advanced education course and learning the from Mr. Eshoo’s vast
experience. Presently, Mr.
Sweet is on of the top residential appraiser’s in In
2001 Pacific Coast Appraisal was joined by Mr. Ronald Sands.
Mr. Sands came from a diverse background in marketing.
Mr. Sands completed advanced real estate courses and is one of
the top residential real estate appraisers in the In
2002, Pacific Coast Appraisal joined by the addition of Mr. Anton
Ginella and Mr. Join Butler. Both
Mr. Ginella and Mr. John Butler are trainee appraisers and are a
welcomed addition to the quality and service Pacific Coast Appraisal
Service. The
most recent addition to Pacific Coast Appraisal is Mr. Gabriel Johnston.
Mr. Johnston is an appraiser specializing in both residential and
commercial appraisals. Today,
Pacific Coast Appraisal Service has become “the most respected and
trusted” residential appraisal company in North Bay area, as well as
one the top commercial appraisal companies in this region.
